DESCRIPTION OF ASSIGNMENT: The purpose of the position is to manage and direct all building maintenance activities of the Muscogee Nation Health System.  Incumbent is responsible for providing inspection, maintenance and related services to the facilities throughout the Health System in areas such as new and exiting structures, electrical and HVAC installation and maintenance, project coordination and management and other related duties. Incumbent is responsible for coordinating, negotiating, scheduling, inspection, documentation and evaluation of new construction and renovation projects. Incumbent is responsible for developing detailing building cost estimates for new construction and renovation of existing structures and provides oversight and management to such projects. This is an exempt position as applicable to the provisions of the FLSA. The Health System provides comprehensive health care services to Native Americans living within the Muscogee (Creek) Nation through the Muscogee (Creek) Nation Community Hospital (CNCH) and five (5) ambulatory health centers in Eufaula, Okemah, Okmulgee, Sapulpa and Coweta.  The Health System also maintains eight (8) Field Health operations consisting of the  Behavioral Health System (BHS); Contract Health Services (CHS); Vocational Health Services; Community Health Representative (CHR); the Elderly Nutrition Program (ENP);  the Women’s, Infants and Children (WIC) Programs, the Tobacco Prevention Program (TPP);  and the Diabetes Prevention Programs.

 


REQUIREMENTS: Candidates must meet the following requirements:

Bachelors Degree or equivalent in Construction/Building Maintenance or related field received from an accredited technical or engineering college or university based program is strongly preferred. Three (3) years relevant experience with one (1) year in a supervisory capacity preferred in maintenance, electrical, mechanical or related field. Professional licenses or certifications relevant to this position including but not limited to electrical, HVAC, plumbing, P.E., etc are strongly preferred. Must possess valid State of Oklahoma Drivers License and be insurable.

 


EVALUATION METHODS: Applicants who meet the requirements described above will be evaluated to determine the extent to which they possess or have the potential to acquire knowledge, skills, abilities and personal characteristics, (KSAP's) required of this position. Applicants should address the following KSAP's on a separate attachment to their application.

 

1.   Knowledge in building construction, renovation, repair and maintenance associated with commercial and institutional building/structures cost.

2.   Knowledge of civil, architectural, mechanical and electrical work as related to building construction and maintenance. 

3.   Ability and skill in the coordination and sequencing of work and creating effective project work schedules.

4.   Knowledge of and ability to manage technical and business aspects of plant operations such as budget, contract negotiations, job cost/materials estimating, project cost control,       change order management, equipment, etc.

5.   Knowledge of methods and techniques used in electrical, mechanical and building construction and maintenance.

6.   Knowledge in HVAC installation, maintenance/repairs, controls, etc.

7.   Knowledge of building fire and safety codes.

8.   Ability to utilize instructions, specifications and blueprints to complete assignments.

9.   Ability to use pertinent tools, equipment and measuring instruments to perform repair and maintenance activities. Must be able to lift in excess of 50 lbs.

10. Ability to motivate and supervise subordinate staff to achieve established objectives.

11. Ability to communicate courteously and effectively with subordinate Staff, Tribal and Non-Tribal contractors, governmental agencies, vendors as well as the public, both orally and in writing.
